Project story
The Żeromskiego project is a full-scale example of the micro-apartment strategy. One 81 m² apartment was transformed into four fully independent and fully equipped rental units.
Olbin is a district with character - historic architecture, proximity to the city center, and growing appeal among young professionals and students. It is a strong location for micro studios where demand significantly outweighs supply.
Each unit was designed for maximum functionality: private bathroom, kitchenette, and space for work and rest. Neutral finishes and deliberate furnishing help reduce tenant turnover.
Execution timeline

Cost structure
Outcomes
All 4 units rented at ~PLN 2,000-2,100 per month each. Total income: ~PLN 8,100 per month. ROI: 8-10% annually.
The model can be replicated across other properties. A larger number of units means better risk diversification and more stable cash flow.
"Four income streams from one investment. Even if one unit is vacant, the other three keep working."— Investor, Żeromskiego project
